How property and real estate are managed are critical success factors for organizations. Property Condition Assessments are real estate investigations that seek to give our clients the condition and details of a building or property they may be purchasing, leasing, financing, or maintaining. Generally, the Property Condition Assessment report will be used for negotiating the purchase price of a property; establish capital or strategic planning by the property owner; predictive and preventive maintenance; loan approval; and/or an insurance evaluation of the property.

We deliver a capital asset planning and management tool that will provide our clients with a foundation for informed decision making in regard to facilities and infrastructure condition, multi-year budgeting, and capital project planning. Our Property Condition Assessments are fully customizable to our clients' needs. Typically, our scope of services will involve observing representative samples of the following major independent building components and evaluating their physical conditions:

  • Building site (topography, drainage, retaining walls, parking, paving, curbing, patios, lighting)
  • Building envelope (windows and walls)
  • Structural (foundation and framing)
  • Interior elements
  • Roofing systems
  • Mechanical systems (heating, ventilation, and air conditioning)
  • Plumbing
  • Electrical systems
  • Vertical transportation (elevators and escalators)
  • Life safety, fire protection, ADA, code compliance
  • Visual assessment for asbestos, mold, and mildew
  • Total replacement estimate
  • Optionally: site-specific testing, such as infrared thermography for energy loss, air leakage, roofing, and building envelope moisture intrusion

Once the Property Condition Assessment is completed, a written report is compiled and delivered to the client. The report may include such items as concerns observed, recommendations for repairs or further inspections, cost estimates for repairs, correction of deficiencies, and reserves to repair or replace major building elements as needed.
